What is the difference between an appraisal and a home inspection? 

There is a big difference between appraisers and inspectors. Typically, a home inspection will convey the amenities and the necessities of the property such as the CAC, plumbing and electrical services, the condition of the furnace, as well as the structural integrity of the home like the roof, appliances, attic, walls, floors, ceilings, windows, then the foundation, and other tangible structures.The home appraiser is not a home inspector nor does he/she do a full home inspection. An inspection is a third-party investigation of the available structure and electrical and mechanical systems of a home, from the roof to the foundation. 

Describe an appraisal

The home appraisal is a valuation service that involves the process of producing an opinion of value for a specific dwelling. This opinion or estimate is concluded through the use of a formal process that typically utilizes the three main "common approaches to value". One of the methods is the Cost Approach - which is what it would cost to replace the improvements, less physical deterioration and other factors, plus the land value. Easily the most common approach in figuring the likely sales price of a house is the Sales Comparison Approach which involves figuring a comparison to comparable properties nearby. Generally speaking, the Sales Comparison Approach is the most accurate indicator of market value of a house. The Income Approach is generally used for determining the market value of income-producing properties based on what an investor would pay based on the amount of income a property would bring in.
